The model, in one sentence
Booking platforms make their money by taking a percentage of every stay: the more you let, the more you pay. We do the opposite. You pay a fixed subscription once a year, and what you charge your travellers comes back to you in full.
An example, to fix ideas
A home let twelve weeks at €900 a week is €10,800 taken in. On a marketplace charging 15 %, €1,620 of that leaves — this year, and more in the year you let better. Here your cost of listing is the price of your subscription, the same in either case.

What your subscription includes
A complete listing
Photographs, description, amenities, setting, rules for the stay, declaration number. Nothing is held back for a higher plan.
Your details, visible
Travellers write to you and call you. No message is filtered. Your number is shown only if you entered it yourself, and only on a published address: filling the field is your consent, leaving it empty is enough not to give it. Openings are counted and capped, so that a scraper cannot turn them into a list.
An availability calendar
You keep your free and busy periods up to date. It stays indicative: you are the one who confirms.
Your figures
Views, enquiries received, phone numbers revealed. Enough to know whether your listing is working, without an unreadable dashboard.
Four languages
Your address is presented on a site translated into English, Spanish and German, and your destination pages are indexed in those languages.

One account, one invoice, up to ten properties depending on the plan.
What we do on our side
- We read every address before it goes live, and we write to you as soon as it is online — or as soon as something is missing.
- We write and rank the destination pages that bring travellers to you.
- We single out the finest addresses in an editorial Collection, at no extra cost.
- We say everywhere that the price shown is yours.
What we do not do
Better said straight away: there are things Adresses Privées does not do, and will not do.
- We do not take payment for stays. The rental agreement, the deposit and the balance are settled between you and your travellers.
- We do not visit the properties. We read the listings, which is not the same thing, and we do not pretend otherwise.
- We invent no reviews, and we never write “stay verified”: we do not take bookings, so we can verify nothing. What we attest under each review is what we know — that this traveller wrote to you for those dates, and that you replied.
- We sell neither insurance nor concierge services, and we take no cut on services you might choose.
